Why EPC ratings matter for landlords

  • i.Band E or above required. Privately rented properties must have an EPC rating of at least E under the Minimum Energy Efficiency Standards (MEES). Properties at band F or G cannot be legally let.
  • ii.Tighter limits ahead. The government has consulted on raising the minimum standard to band C by 2030 for new tenancies and 2033 for all tenancies. Properties at D or below face exposure.
  • iii.Grants reduce upgrade costs. Schemes like the Boiler Upgrade Scheme, Great British Insulation Scheme, and ECO4 can cover a significant portion of retrofit costs — but eligibility varies by property and location.
